TPA Acquires Greensborough Medical Centre and Day Hospital for $32.5 Million
A strategic acquisition reinforcing TPA’s focus on resilient, income-producing healthcare assets.
The Property Advisory (TPA) has acquired the Greensborough Medical Centre and Day Hospital from Australian Unity’s $3.4 billion Healthcare Property Trust for $32.5 million.
The transaction was completed through a competitive public sales process led by CBRE’s Australian Healthcare and Social Infrastructure team, including Sandro Peluso, Marcello Caspani-Muto, and Jimmy Tat — one of the few major healthcare investment deals successfully transacted in 2025.
The centre features a head lease to ASX-listed Healius Limited (ASX: HLS) until 2033, accommodating key healthcare services including ForHealth (GP), Adora Fertility (Day Surgery), and Lumus Radiology.
TPA Managing Directors Lucas Shannon and Hugh O’Brien said the acquisition reflects the group’s disciplined and thematic approach to healthcare real estate, a sector the company has been monitoring closely for some time.
“The healthcare sector became overheated in the lead up to and during the COVID period when rates were at historic lows. The current higher interest rate environment has since created appealing opportunities for long-term investors, and this acquisition is a great example of that,”
said Mr Shannon.
“The underlying thematics around both Australia’s ageing population and strong population growth are highly supportive of well-established healthcare property assets. The Greensborough Medical Centre and Day Hospital is a quality, recently refurbished facility with strong location fundamentals, making it an excellent addition to our portfolio,”
added Mr O’Brien.
Both directors acknowledged the role of their transaction partners and thanked Australian Unity and CBRE for their collaborative efforts in successfully bringing the deal to completion.
