Why Commercial Property? Four Characteristics Investors Consider.
What makes commercial property worth considering?
For most investors it comes down to two things: income and capital growth. Commercial property provides a regular income yield from contracted leases, with the potential for capital growth over time.
Longer leases and exposure to sectors beyond residential housing add to the case. The quality of that income still depends on the tenant, the lease and the location, and every investment carries risks.
01Income
Commercial property provides investors with a regular income yield, generated through contractual lease arrangements. The quality of that income depends on the tenant, the lease and the location.
JLL describes Australian commercial real estate as moving through an income-led investment cycle, with rental growth helping support returns while capital growth has moderated (JLL, Aug 2026).
02Capital growth
Income is only half the return. Commercial property also offers the potential for capital growth over time, from the market and from active management: leasing, rental reviews, capital works and repositioning.
After the 2023–24 correction, values returned to growth in 2025:
03Longer-term leases
Commercial leases provide greater visibility over future income. But the length of a lease alone isn’t enough: tenant quality, lease structure, rent and location all matter.
04Diversification
Commercial property provides exposure to economic activity beyond residential housing, across industrial and logistics, office, retail, healthcare, large-format retail and other alternative sectors.
The risks
- Vacancy and re-leasing costs
- Tenant default
- Limited liquidity
- Concentration in a single asset
- BorrowingAmplifies losses as well as gains.
Buy well. Structure well. Manage actively.
Commercial property offers income and the potential for capital growth, but the asset still matters more than the asset class.
